Policies

RESERVATIONS

Reservation in advance is required. We do accept same day reservations, but we must be contacted first. We only accept reservations originating from the U.S. or Canada.

MINIMUM AGE

All guests must be a minimum of 25 years of age or be accompanied by at least one parent or guardian. No children under 10 years old are permitted to stay in Laurel Ridge Cabin.

MINIMUM STAY REQUIREMENTS

A two-night minimum stay is required on weekends (Friday and Saturday). If requesting a Thursday-Friday or Saturday-Sunday weekend stay, both nights will be charged at the weekend rate. During the week (Sunday - Thursday), single night stays are permitted, although we reserve the right to decline a single night stay for scheduling or other reasons. Laurel Ridge Cabin requires a two-night minimum stay all year.

PAYMENT

Full payment is required at the time of reservation. Third party payments are not accepted. Visa, Master Card & Discover are the only credit cards accepted at this time. We also accept money orders, cashiers checks and gift certificates. A confirmation letter, map/directions and a welcome letter will be emailed to you after we've received full payment. Please do not make a reservation until you are sure of your ability to pay for the reservation in full at time of booking.

TAXES / FEES

We are required to collect a 6% lodging tax for all reservations. We are not required to collect sales tax, except on reservation add-ons (roses, etc.). A one-time $12 processing fee is added to all reservations when payment is made with a credit card. This fee helps offset processing charges. We guarantee no other taxes or fees will be assessed to your reservation that are not disclosed on our web site.

EXTRA PERSONS

Our rates are based on an occupancy of 2 guests. We charge $20 for each additional adult per night and $10 for each additional child (under 18 y.o.) per night up to the maximum occupancy for each cabin.

CANCELLATIONS

If cancel > 2weeks prior to stay 90% refund
If cancel < 2 weeks prior to stay 50% refund
If cancel < 72 hours prior to stay No refund

In the event of an early departure for any reason, we cannot give any kind of refund.

HOUSEKEEPING / CLEANING

Daily housekeeping service during your stay is not provided. Our rates do not include a cleaning fee so guests are asked to leave their cabin in the condition it was rented (a.k.a. be responsible for your own messes). A fee for extra cleaning will be assessed if a cabin is left in poor condition. Tips for our cleaning staff are welcome.

CHECK-IN

You may arrive at your cabin anytime after 4:00 PM. A combination lockbox containing the keys is mounted next to the door. A confirmation letter containing the key lockbox code will be emailed to you prior to your arrival. We work diligently to have your cabin ready for you right at 4:00 PM, but there are rare occasions when additional cleaning may be required or when your hot tub may not be fully heated until later that night. There is no refund in these situations.

CHECK-OUT

Check-out is by 11 AM. Late check-out requests cannot be accommodated. The keys can be left on the table or placed back in the lockbox. If keys are placed back in the lockbox, please turn the numbered dials off of the unlock code to securely lock the box. Provided in each cabin's guest binder is a short list of items we ask guests to check or complete before leaving. These are the same items you likely complete when leaving your own home.

HOLIDAYS

Holidays are charged at regular weekend rates, except holidays falling in peak rate months, which are charged peak weekend rates. Monday holidays always have a three night minimum stay requirement (Fri-Sat-Sun nights). Night stays on the eve of the following holidays are subject to weekends rates: New Years, Memorial Day, Labor Day and Christmas, as well as night stays on Thanksgiving, Christmas, Valentine's Day and Fourth of July. Additionally, the week between Christmas and New Year's Day is subject to our regular rates.

PETS

With approval, we'll allow 1 adult pet weighing 25 lbs. or less in all of our cabins for an additional $35 length of stay fee. Pets are NOT allowed to be left in the cabin alone unless caged. Pets MUST BE house trained and kept off beds and furniture. No puppies (they chew on furniture).

Guests are required to pick up all outdoor pet waste. Failure to comply may result in additional cleaning fees.

SMOKING

Smoking is NOT allowed inside the cabins, but you are welcome to smoke outside or on the deck. Ashtrays are provided for your use.

DAMAGES

We reserve the right to charge your credit card for any damages or excessive cleaning from your stay. If you notice any problems upon arriving, please let us know right away to avoid any damages being charged to your account.

VISITORS

Guests are NOT permitted to invite visitors to their cabin. Only paid guests are allowed on our properties.

PARTIES / REUNIONS

Due to space constraints and the increased likelihood for damage, we do not rent multiple cabins to the same group or family for reunions or parties. If you engage in raucous behavior or consume alcohol excessively during your stay, you will be prohibited from returning, and will be held responsible for any damages. If you are looking for a place to party, we are not for you.

FIREARMS

Absolutely no discharging of firearms on our properties. This includes BB/pellet, Airsoft and paintball guns.

AMENITIES

Occasionally appliances, hot tubs, fireplaces, etc. can malfunction. We will service and restore these amenities as quickly as we can, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other "Acts of God" that are outside of our control will not result in a refund of any monies paid. Due to cleaning and servicing, hot tubs are sometimes not up to full temperature at the time of your arrival and may need several hours to heat. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency.

LEFT BEHIND ITEMS

Personal items left in a cabin after your departure are not automatically returned to you. You will need to call us and let us know of your wish for us to ship the item(s) to you. You are responsible for any shipping charges.

HOT TUBS

Hot tubs are treated after each stay. Hot tub usage guidelines can be found in a guest binder located in each cabin. We absolutely DO NOT allow guests to add soaps, dyes, fragrances or bubbles to the water. Doing so will result in a water change fee of $50.
